    Nissan could ditch some Mexico production lines due to Trump tariffs, CEO says

    Nissan CEO Makoto Uchida suggested President Trump’s tariffs could force the car manufacturer to shift its production outside of Mexico.

    “From Mexico to the U.S., we are exporting a significant number of cars this fiscal year[…] 320,000 units are exported from Mexico to the U.S., and if the high tariffs are imposed, we need to be ready for this, and maybe we can transfer the production of these models elsewhere if this were the decision, we will think how we can make it a reality while monitoring the situation,” Uchida said, according to a translation on Reuters.

    The move could be a major blow to Mexico’s auto production sector, as nearly 670,000 vehicles were made by Nissan in the country last year, with over 456,000 of those being exported, according to the Spanish-language UnoTV. 

    The outlet said Nissan ranks second in Mexico for those metrics after General Motors.

    “We are exporting a large volume to U.S., so if there’s a high tariff, this would have huge implications on our business, so we need to monitor this carefully.”

    Trump’s 25% tariffs on Mexico are currently on hold until at least March following a conversation with Mexican President Claudia Sheinbaum. Trump has argued that the primary goal of tariffs on the United States’ southern neighbor is to promote border security.

    “It was a very friendly conversation wherein she agreed to immediately supply 10,000 Mexican Soldiers on the Border separating Mexico and the United States. These soldiers will be specifically designated to stop the flow of fentanyl, and illegal migrants into our Country,” Trump said in a Truth Social post after the conversation with Sheinbaum, as critics argued that Mexico has sent in border troops multiple times in previous years.

    Still, Trump said that conversations between the two countries will now be conducted by Cabinet officials, including Secretary of State Marco Rubio, Commerce Secretary Howard Lutnick and Treasury Secretary Scott Bessent, according to the post at the time.

    However, the possibility of tariffs resuming is causing popular companies in the United States, like Nissan, to consider actions to avoid higher costs if their production lines are based out of Mexico, China or Canada. Besides the tariffs with Mexico, the White House announced there would be reciprocal tariffs on countries that add a premium to the cost of American goods.

    “By making trade more reciprocal and balanced, we can reduce the trade deficit; grow the United States economy; and improve our trade relationships with trading partners to the benefit of American workers, manufacturers, farmers, ranchers, entrepreneurs, and businesses,” Trump said in a memorandum on Thursday.

    Washington DC gets ‘Trump Bump’ in luxury home market

    The Washington, D.C.-area has been enjoying a “Trump Bump” in its luxury home market. 

    That so-called “Trump Bump” started around November, when the nation’s capital saw a major increase in demand for luxury homes worth at least $5 million, and has continued into the new year, according to The Agency DC managing partner Nurit Coombe.  

    “Usually, houses above $5 million in November, for example, a year ago, there were eight sales or so,” she told FOX Business in an interview this week. “Between November, December, we had 20 sales above $5 million, a huge jump, and a lot of cash buyers.”

    “That’s a lot of sales,” Coombe noted, because the D.C. luxury market “doesn’t have that much inventory.”

    BOZEMAN, MONTANA HOME TO A BOOMING REAL ESTATE MARKET

    There are less than 30 single-family homes above $5 million – and even less in the ultra-luxury category – on the market in the D.C. area, according to The Agency DC managing partner. She said several luxury homes that had been up for sale for a long time quickly went under contract in November. 

    More than 60 luxury homes, generally considered those above the $5 million-mark, have sold in the D.C. market since the November election, according to The Agency DC.   

    “The market right now in DC is very, very strong, very hot, especially in the luxury market, for sure, because as you go up to the top of the price, you don’t have as many buyers, but we actually have more than usual, much more than usual,” Coombe told FOX Business. 

    Trump’s administration has been a big contributor to the D.C.-area luxury market’s recent surge.

    “The administration is a very wealthy administration, and they’re all going to be moving to the area to work from here. You’ve seen in the prior administration, it was not as wealthy, much less wealthy administration people who moved in, and some did not move in really full-time … So here you see a complete shift where we move in the whole family, we’re going to be here full-time, and very wealthy people are moving into the area, so there’s a lot of demand,” she said. 

    However, they aren’t the only ones providing fuel.

    “It’s also the big companies, the attorneys, they’re moving as well. There are people that are more aligned with the new administration, so a lot of that is happening,” Coombe added. “CEOs of companies, their support staff, the attorneys, a lot of consultants for big companies.”

    Kalorama, Foxhall, Georgetown and Kent are among some of the neighborhoods in the nation’s capital benefiting from the “Trump Bump.” 

    Some recent sales include a $25 million transaction in Foxhall and a $10.5 million deal in Georgetown, according to The Wall Street Journal.

    Demand in the D.C. luxury market has gone up 18% year-over year, according to Coombe. 

    She also said parts of the broader D.C., Maryland and Virginia area, known as the DMV, have “definitely” seen more luxury demand in recent months as well, such as neighborhoods in Bethesda, North Bethesda and McLean.

    Aside from luxury homes, townhouses and condos have been in high-demand.

    The “government employee situation” is also making the D.C.-area real estate market more dynamic, according to Coombe. 

    Trump issued an order to bring federal workers back into the office full-time in late January. His administration has offered buyouts to many federal workers to leave their jobs or start doing in-person work, Fox News Digital reported.

    “This is an interesting shift to watch, because when you’re looking at government employees, it’s not necessarily the upper echelon, it’s not necessarily the high luxury, it’s the more mid,” Coombe said. “There’s a lot of people who took the incentive the government offered to leave the government and when you see that, a lot of them are not staying in the area.”

    Meanwhile, others are moving back to the area because they have to work in the office full-time again, she said. 

    It “depends on the policies” whether the D.C. market’s “Trump Bump” will continue, according to Coombe. 

    “Everybody’s watching what’s going to happen with the government employees, what’s going to happen with the international tax that we have, what’s going to happen in the stock market and obviously the mortgage,” she posited. “I think the lenders are sitting tight and watching.” 

    The nationwide 30-year fixed mortgage rate was 6.87% on average the week of Feb. 13, according to Freddie Mac. That marked a 0.02 percentage-point decline from the prior week.

    She said that homebuyers in the D.C. area have become accustomed to the current level of rates and that the rates have not really affected D.C.’s luxury market in particular, noting more than 60% of buyers in that category since November have paid “all cash” or “heavy cash.” 

    D.C. had 5 sales of ultra-luxury homes worth at least $10 million in 2024, according to a recent Compass report. Those sales amounted to $67.85 million combined.

    In January, homes in the D.C. and Montgomery County real estate market sold for a median of $552,500, according to the Greater Capital Area Association of Realtors.

    Lori Loughlin and her husband Mossimo Giannulli have re-listed their Los Angeles mansion for $16.5 million, a million less than the home’s asking price when it first hit the market last year.

    The 60-year-old actress and the 61-year-old fashion designer bought the contemporary farmhouse-style house for $9.5 million in August 2020, the same month when both received prison sentences for their roles in the infamous Varsity Blues college admissions scandal.

    The 11,808-square-foot property, which sits on 1.57 acres, is tucked away in the ritzy Ashley Hills neighborhood in the San Fernando Valley’s exclusive gated Hidden Hills community.

    In 2019, the Federal Bureau of Investigations charged Loughlin and Giannulli along with 51 other individuals with paying scam mastermind William Rick Singer to have their children admitted to prestigious colleges through inflated entrance test scores, bribes and other fraudulent claims.

    Loughlin and Giannulli initially pleaded not guilty to charges stemming from $500,000 payments to scam-mastermind Singer with the goal of getting their daughters, Isabella and Olivia Jade, recruited onto University of Southern California’s crew team though the two had never participated in the sport.

    In May 2020, the couple agreed to plead guilty, like a fellow celebrity in the scandal, Felicity Huffman. The “Desperate Housewives” actress served 11 days of a planned two-week sentence for similar crimes.

    “The Full House” alum and the Mossimo founder were both sentenced on Aug. 21, 2020. Loughlin served two months in prison and paid a $150,000 fine, while Giannulli was sentenced to five months in prison and a $250,000 fine.

    Both were placed on supervisory release for two years. Loughlin was ordered to perform 100 hours of community service and Giannulli was sentenced to complete 250 hours of community service.

    US Iron Dome needs ‘something completely different’ to deal with distant threats, expert suggests

    President Donald Trump is seeking to bolster the defense of the American homeland with a U.S.-style Iron Dome missile system. However, one expert believes that a system similar to Israel’s is “not needed.” 

    “So let me tell you at the outset, the president is using the term ‘Iron Dome’ as a metaphor,” rocket scientist Ari Sacher said during an interview on FOX Business’ “Mornings with Maria” Monday. “It’s perfect for defending Israel from Gaza, Lebanon, it is not something that the United States needs very much.” 

    In President Trump’s first few weeks in office, he signed a slew of executive orders, with one focused on the construction of an American Iron Dome. The order addressed the need for the implementation of a next-generation missile defense shield to protect the homeland “against ballistic, hypersonic, advanced cruise missiles, and other next-generation aerial attacks,” as well as to “further the goals of peace through strength.”

    Sacher explained that when it comes to missile defense, the U.S. needs a more extensive system than Israel’s to grapple with distant adversaries.

    To defend the U.S. homeland, as the president wants to do, you need something completely different,” he said. “You’re defending against rockets not launched from Canada or Mexico… you’re defending against rockets that are launched from North Korea, from China, from Russia, potentially, and you need something far more complex than [an] Iron Dome to shoot it down.”

    The rocket scientist, who has expertise in missile defense, further detailed how the system could look under President Trump.

    “What the president is looking at is something that probably would be called space-based intercept. You bring up a whole bunch of interceptors into outer space, and the whole intercept will take place in outer space. So if you want to call it ‘Iron Dome’ or you want to call it ‘Fred,’ doesn’t make a difference, it’s not [an] Iron Dome.”

    However achieved, Sacher believes that the American Iron Dome’s chances of success are “excellent,” and that “the U.S. has a tremendous amount of engineers and gumption.” The expert also pointed out the threats that U.S. missile defense could address with the more complex shield compared to that of the Israeli system. 

    “We’re talking about Korea and points west, China’s even farther. That’s the threats America has to look at, our near-peer threats.” 

    He continued, comparing those threats to those of the Middle East.

     “Things like Gaza and Hezbollah, that’s just too small,” he said. “That’s a minor league United States of America.”

    Sacher also revealed the key challenge when it comes to missile defense systems.

    “There’s a whole new slew of technologies that are needed to do this sort of thing. [The] most difficult one is, believe it or not, not the interceptor, it’s not the launcher. The most difficult thing is [not even] getting it into outer space. The most difficult thing is controlling everything,” he stressed. 

    He broke down the different elements one needs to be aware of while operating the Iron Dome. 

    “It’s understanding what we call sky picture,” Sacher stressed. “You got to know when you’re shooting an Iron Dome. You got to know who’s firing on you, how many, which is a good guy, which is a bad guy. ‘What’s that 777 landing at the airport? Can’t shoot that down.’ Imagine doing all of that in outer space. And there’s so much more to take care of and there’s so much more that could go wrong, and you have to take account of all these things.”

    Emphasizing the importance of control, Sacher said that once the situation is resolved in space, the system can be applied for use on Earth. 

    “If you can solve that problem in outer space, then you can use it on the ground for a whole bunch of other control problems; controlling fires, controlling electric grids, controlling everything… That’s the secret: control.”

    As customers face empty shelves and rapidly rising egg prices at the supermarket due to the avian flu and a lower national supply, breakfast lovers have another option – their own backyard. 

    Founded 12 years ago, Rent the Chicken provides customers with two egg-laying hens, a portable chicken coop, up to 200 pounds of feed, food and water dish and a book on taking care of chickens. 

    “Within two days of the arrival, your chickens will lay eggs ready to use!” the company promises, adding that the homegrown eggs have one-third the cholesterol, one-fourth of the saturated fat and two times more omega three fatty acids that store-bought eggs.

    The company adds, “Your Rent The Chickens should lay about a dozen to two dozen eggs per week depending on your Rental Package.  You will know exactly what your chickens eat!”

    The chickens are also available for adoption if the customer realizes they want to keep them at the end of the rental period, the company added.

    Rent the Chicken co-founder Jenn Tompkins told ABC News that their phone is “ringing off the hook” as egg prices go up. 

    “Our online inquiries are filling up very quickly as well,” Tompkins said. “We will run out of hens available for rent. If anyone is interested, please make sure to put their reservation in sooner than later.”

    She said that the chickens cost around $500 to rent for about six months. 

    EGG SHORTAGES FORCE SOME GROCERY STORES TO IMPOSE LIMITS

    While that averages out to about $20 a week for eggs, Tompkins said the chickens provide food assurance amid scarcity. 

    “We are not coming against the high price of eggs,” she explained to USA Today. “We are solving a problem of food insecurity; of not having eggs on the shelf. People can have eggs in their backyard.” 

    Eggs Unlimited Vice President Brian Moscogiuri told “Fox & Friends” on Thursday that the country is going through “the worst bird flu outbreak that we’ve had in the last 10 years since 2015, potentially the worst bird flu outbreak that we’ve ever had in the history of this country.” 

    In the last year, egg prices have risen 53% since January 2024, and they’re already up 15% since January of this year. 

    In the last three years, 153 million cases of bird flu have been found in poultry. 

    “We’ve lost 120 million birds since the beginning of 2022. In the last few months alone, since the middle of October, we’ve lost 45 million egg-laying hens,” he added. “We’ve lost a significant amount of production, more than 13%. So we’re just dealing with supply shortages. And it’s just a disaster right now because this virus is in three of the top egg-laying states in the country. It doesn’t seem like it’s stopping anytime soon.”

    Joe Defrancesco, a Connecticut farmer who started renting his chickens out five years ago, told WVIT-TV, “It’s really a learning experience. Yes you get an egg per chicken per day and it’s a great thing knowing you have eggs right in your backyard and you’re guaranteed.”

    Tompkins told Axios that the birds also have an added benefit for renters.

    Housing markets in Washington, D.C. and other areas with high concentrations of government workers have already been impacted by the Trump administration’s new policies, according to Redfin agents.

    Return-to-office mandates for federal workers have led to an increase in home buyers, but “uncertainty” about federal job cuts has discouraged others from buying or selling their homes, according to the report.

    “I recently worked with a couple who bought their dream home with me a few years ago, but now they’re considering listing because they want to be closer to public transportation,” said Stuart Naranch, a Redfin Premier agent in Washington, D.C. “They both work for the government, and want a more convenient commute because they’ll need to return to in-person work soon.”

    Home prices in the nation’s capital were down 8.6% in January, compared to last year, selling for a median price of $560,000, according to Redfin data. 

    While homes spent about a week longer on the market in January of this year, overall sales for the month were up from last year.

    However, instability in the federal job market may translate over into the housing market.

    The Department of Government Efficiency (DOGE), which is tasked with eliminating wasteful government spending and increasing efficiency, aims to cut $2 trillion from the federal government budget by eliminating programs and trimming the federal workforce.

    A buyout offer, which has been extended, has already been accepted by about 65,000 employees, Fox News Digital previously reported.

    “The number of deferred resignations is rapidly growing, and we’re expecting the largest spike 24 to 48 hours before the deadline,” a White House official told Fox News Digital on Feb. 4.  

    The Trump administration on Thursday ordered agencies to lay off most probationary employees without civil service protection, potentially affecting hundreds of thousands of federal workers.

    “Since the inauguration, I’ve met with a few people, including one federal government employee, who are selling specifically because of anticipated return-to-office orders,” said Jo Chavez, a Redfin Premier agent in Kansas City, Missouri. “I also spoke to a client who was looking to sell and upgrade to a larger home, but he canceled those plans because he’s worried about losing his job due to restructuring of government jobs.”

    Most recently, DOGE on Friday fired 3,600 probationary Health and Human Services employees.

    Federal workers on Friday gathered outside the Department of Health and Human Services in D.C. to protest the cuts, affiliate FOX 5 D.C. reported.

    Demonstrators carried signs saying, “No One Voted For Elon Musk,” and “Federal Workers Defy DOGE,” according to the report.

    Quaker Oats Company recalls Pearl Milling pancake, waffle mix: FDA

    Officials from the Food and Drug Administration (FDA) recently escalated the recall of certain Quaker Oats pancake mixes earlier this week, increasing the recall category to the most serious level.

    The Quaker Oats Company, a subsidiary of Pepsi Co, previously announced the limited recall of certain boxes of Pearl Milling Company Original Pancake & Waffle Mix on Jan. 14. Pearl Milling was originally branded as Aunt Jemima before 2021.

    On Thursday, the FDA updated the recall category to Class I, which pertains to “situation[s] in which there is a reasonable probability that the use of, or exposure to, a violative product will cause serious adverse health consequences or death.”

    In a January press release, the company noted that certain two-pound boxes of the product contained “undeclared milk.”

    “[The recall was announced] after being alerted by a retail partner,” the statement noted. “Those with an allergy or severe sensitivity to milk run the risk of a serious or life-threatening allergic reaction if they consume the recalled product.”

    The mixes were distributed to retailers in 11 states: Arkansas, Illinois, Indiana, Iowa, Kansas, Kentucky, Minnesota, Mississippi, Nebraska, Utah and Wisconsin. Consumers could have bought the recalled products as early as Nov. 18 of last year.

    No other Pearl Milling pancake and waffle mixes have been recalled, and the recall strictly pertains to products with a UPC code of 30000 65040 and a best-by date of Sept. 12, 2025.

    “No allergic reactions related to this matter have been reported to date,” the company noted. “If consumers have an allergy or sensitivity to milk, they should not consume the product and discard it immediately.”

    Quaker Oats has recalled multiple products in the past few years. In December 2023, Quaker Oats recalled over two dozen types of granola bars and cereals due to a salmonella contamination risk.

    In March 2021, the company recalled thousands of bags of its Quaker Rice Crisps Sweet Barbecue Flavor over the possibility of undeclared soy.

    Public health alert issued for meat and poultry pasties over undeclared allergen

    The U.S. Department of Agriculture’s Food Safety and Inspection Service (FSIS) issued a public health alert this week for frozen meat and poultry pasties due to an undeclared egg allergen, the USDA said. 

    The pasties were produced using an egg wash, which wasn’t printed on the product’s label. 

    FSIS didn’t request a recall for the product because it’s no longer available to buy. 

    The agency discovered the mistake during a routine labeling review.

    The following packages are subject to the alert: 

    • 8-oz. plastic packages containing “The Pasty Oven Pasty WITH CHICKEN & CHEESE” with best by dates of December 11, 2025, and prior.
    • 8-oz. plastic packages containing “The Pasty Oven Pasty PIZZA PASTY WITH PEPPERONI” with best by dates of December 11, 2025, and prior.
    • 15-lb. cases containing 30 8-oz. units of “The Pasty Oven Pasty WITH CHICKEN & CHEESE” with best by dates of December 11, 2025, and prior.
    • 15-lb. cases containing 30 8-oz. units of “The Pasty Oven Pasty PIZZA PASTY WITH PEPPERONI” with best by dates of December 11, 2025, and prior.

    They were sold at The Pasty Oven restaurant in Quinnesec, Michigan, and shipped out to fundraising groups across the state as well as Wisconsin.

    No illnesses or adverse reactions have been reported yet, the USDA said. 

    Customers should throw out the product or return it to where they purchased it, according to the USDA. 

    The alert comes as a Mississippi-based beef tallow company resumes sales following a recall by the USDA this week. 

    “On February 6th, we were notified of a labeling issue affecting our 24 oz. beef tallow for cooking,” the company, Lady May Tallow, said in a statement shared with Fox News Digital.

    “While the product itself remains completely safe and unaffected, the labeling required correction,” said the statement. “As a result, our manufacturer, Common Sense Soap, initiated a voluntary recall to ensure compliance.” 

    The USDA recalled 30,000 pounds of its product. 

    Beef tallow is the fat that surrounds a cow’s kidney. It can be used as an ingredient in cosmetics as well as in cooking.

    The labeling has since been updated as sales resumed on Friday.

    Amazon CEO Andy Jassy sent a message to employees saying he was “incredibly relieved” that Alexander (Sasha) Troufanov was released from Hamas captivity after being held hostage for nearly 500 days.

    “I’m incredibly relieved to share the news that our AWS teammate, Sasha Troufanov, who had been held hostage since the October 7, 2023, attacks in Israel, has been released from captivity,” Jassy wrote in a message to employees.

    Jassy says that the company had a team of experts working with Troufanov’s family “behind the scenes” to secure his release. The exec explained that Amazon “painfully” could not comment on Troufanov’s abduction publicly “for fear that we would negatively impact their ability to be released or how they were treated in captivity.”

    Amazon faced criticism in May 2024 when it was revealed that Troufanov worked for the company, as many noted that the company hadn’t said anything publicly. Some at the time speculated that Amazon was keeping quiet to protect itself and its brand. However, billionaire hedge fund manager Bill Ackman, a vocal supporter of Israel, gave the online shopping giant the benefit of the doubt.

    BILL ACKMAN SAYS US AID TO UN ‘DESERVES CAREFUL SCRUTINY’

    Troufanov was working at Amazon Web Services as an electrical engineer when he was kidnapped during Hamas’ deadly Oct. 7 attacks. He was taken hostage with his mother, grandmother and girlfriend, all of whom were released in November 2023 while he remained in captivity. Troufanov’s father was killed during the attacks.

    “It’s been an extremely trying time for everybody who knows and cares for Sasha — a lot of angst and feelings of helplessness. But, it can’t approach what Sasha and his family have been through, and we will continue to support them and do everything we can to help them heal,” Jassy wrote in his February 2025 message. He also said that his “heart goes out to everyone impacted by the war” and expressed hope that there would be a “long-term peaceful path.”

    On Saturday, Troufanov was released alongside Iair Horn and Sagui Dekel-Chen, who is an American citizen. However, this almost did not happen as days before their release, Hamas threatened to delay it over alleged ceasefire violations by Israel. 

    President Donald Trump then said Israel should “let all hell break out” if Hamas did not release all the remaining hostages by 12 p.m. eastern on Saturday. The terror group eventually walked back its threat on Thursday, saying the release would go on as planned.

    After more than 15 months of war, on Jan. 19, Israel and Hamas entered a ceasefire deal in which 33 hostages are expected to be released in exchange for nearly 2,000 Palestinian prisoners.

    A stunning Four Seasons resort in Thailand is expected to make major appearances in HBO’s highly-anticipated third season of “The White Lotus.”

    The show, directed by creator Mike White, used multiple spots around the Four Seasons Resort Koh Sumai as filming locations for the upcoming third season starring big names like Leslie Bibb, Walton Goggins, Michelle Monaghan and Patrick Schwarzenegger.

    Four Seasons, a privately-held hospitality company based in Canada, opened its Koh Samui resort some 18 years ago. It was “built on the site of a former orchard” of coconut trees, per Four Seasons.

    Nestled on the Thai island of Koh Samui, the resort boasts 71 rooms, including 60 pool villas and 11 private residence rentals. Some of its amenities include a “Secret Garden Spa,” several on-site restaurants and bars, a main pool and a Muay Thai boxing ring, the Four Seasons website showed.

    The Four Seasons Resort Koh Samui will provide the backdrop for the villas and rooms that some of the third-season’s characters will stay in, as well as for two restaurants, the pool, beach, gym and certain other facilities that they use at a fictional “White Lotus” resort in Thailand, according to a recent press release from Warners Bros. Discovery. 

    The show’s use of the Four Seasons Resort Koh Sumai will mark the third time that one of the hotel company’s properties has had a major presence in “The White Lotus.” The Four Seasons Resort Maui at Wailea in Hawaii and the San Domenico Palace, Taormina in Italy were heavily featured in its past seasons.

    “Four Seasons Resort Koh Samui’s breathtaking natural beauty and rich cultural setting make it a perfect backdrop for the highly anticipated third season of The White Lotus,” Marc Speichert, executive vice president and chief commercial officer at Four Seasons, said in a statement to FOX Business.

    “Following the first two seasons, we saw a surge in travel interest to Hawai’i and Italy, and we’re already experiencing a similar response for Thailand,” he added. “Interest in Koh Samui has been rising for over a year, with a sharp acceleration in the past four months – not just for our resort, but also for Four Seasons properties in Bangkok, Chiang Rai, and Chiang Mai.” 

    The Four Seasons Resort Koh Samui isn’t the only hotel slated to make appearances in season three of “The White Lotus.” Fans of the show also can expect to see parts of Anantara Lawana Koh Samui Resort, Anantara Mai Khao Phuket, Anantara Bophut Koh Samui and Rosewood Phuket, among others, per Warners Bros. Discovery.

    The third season of “The White Lotus,” which airs its first episode on Sunday, will span eight episodes total.

    Its inaugural season scored a whopping 10 Emmy awards. The second season landed Aubrey Plaza an Emmy for outstanding supporting actress in a drama series and notched for other Emmy awards.
